We have received several emails from agents and sellers that seem to be angry at the process in general and the respective roles they play. Some of our blog readers are saying that they dislike agents, should not have to be loyal to their real estate agent whether they are buying or selling, think agents expect too much from their clients, etc.
The agents are saying people don’t appreciate what they do, sellers think it’s ok to ask for a month to month contract, they are using more than one agent at a time, etc.
Lets talk about the loyalty issue. First of all it is common for most if not all agents to require that you sign a listing or buying agreement before they will work with you or maybe they expect you to sign one shortly after you meet. This is not asking too much and here’s why:
An agent puts in a lot of work (if they are a good agent) whether they are listing your home or helping you find the home of your dreams. If you expect someone to work very hard on your behalf why would you not think they should be reimbursed for their time? An agreement between you and your agent shows that you know how much they are doing, appreciate it, and are willing to commit to buying or selling a house with them. There are questions you can ask to see what they are doing or if your agent has listed your home then you have results that can be seen. Are they doing open houses? How many people are showing up? Is your home being viewed? Have you had any offers? All these things show that your agent is doing their job.
Before we continue with these topics I would like to first ask the blog reader’s a question.

We have been bombarded with consumer questions and although we have been answering them to the client in a timely manner we have not posted them on here for quite some time. I will get some posted this week because all of you seem to like them and benefit from them!
The Pamela Williamson Team has been very busy with clients. We have primarily been working with buyers, but are receiving a lot of inquiries from people wanting to list their home lately. We have been consistently having open houses every weekend and are continuously getting large turnouts which means there are buyers out there sellers!! –you use duct tape on your kitchen floor when a tile comes loose.

Now the above examples are meant to be silly, but there are people who should not be homeowner’s. At least….not yet. Not only because their credit needs work, but because renting a condo or loft may be better for them. Sit down and make a list of pros and cons and really look at everything that you need or HAVE to have and figure out what living situation looks like the best option for you.

“TO DO LIST” For Sellers…for Open-House!
No Seller has the Option of NOT doing these things if they want a Buyer!(Cater to the Buyer) Entice them, draw them, lure them in…
1.) Pick-up, clean-up, organize. Your kitchen & bath must be sanitized. Put the home in for sale condition, A sparkling & Pristine home impresses the Buyer(s)…
2.) Light candles or potpourri Scents that inspire warmth, security, happiness, and home are pumpkin, citrus & vanilla. So remember the three senses: sight, smell & touch. Fresh flowers are a nice touch, but, are limited on how long they will last, and need to be removed at some point.
Pretend you are the Buyer(s), what would you like to see when shopping for a new home? No cooking odors allowed. If you had fish Friday night, take a glass bowl Only and fill with equal parts of vinegar & water to absorb the odors out of the room(s).
3.) Check your front door/porch area to make sure no cob webs, leaves, grass, insects, dirt and debris have blown in. Sweep, clean and touch up for your Buyers. If it has rained you may want to clean your windows again. (Use equal parts of vinegar/water in a glass bowl to wash, then dry with newspapers.) You will have the cleanest windows in town.
4.) Remove any access appliances on the counter tops to show how much space you have. Put away any clutter.You want the buyer to be able to envision themselves in this space….make it easy for them.
5.) Make beds, toss pillows, check bed-skirts. Make sure It shows like the new home model. Spruce up through out the entire home, leaving no room untouched. (Do this each day through out the beginning of the day, delegate out to each family member a chore, and it will not over whelm you.)
Another way to tantalize buyers and make them feel at home and at ease is to bake Original Toll House Chocolate Chip Cookies.
6.) Don’t forget to tell your friends, family & Neighbors That you are selling your home, and Now is the time they can help PICK their Neighbors! Don’t keep it a secret.
7.) “Curb Appeal” can & will attract “potential Buyers” to your home! Staging from the driveway to the front-door. Change with the season(s) flowers, greenery & accessories outside, etc.. (If it is too cold outside, then consider only artificial greenery (not flowers) for replacement. There are other items that can be used for color and placement articles in your yard, porch, front-door area(s). Such, as pumpkins in the fall, and so on. A rocking chair, small table, hanging basket, etc..
The outside of a home reflects the tender loving care (tlc) the sellers have given to the interior of the home. Poor outside appearance can suggest poor maintenance and hidden problems.

With today’s closing of a $52 billion buyout, Anheuser-Busch is owned by InBev of Belgium who is now the world’s biggest brewer.
InBev changes its name to Anheuser-Busch InBev the company said in a press release. As of yesterday’s close, shares of Anheuser-Busch will no longer trade on the New York Stock Exchange; instead, shareholders will receive $70 in cash for each A-B share held.
I know a lot of people are fearing for their jobs right now…..we will have to wait and see what InBev does….this is a company who says its people is its advantage.

This post got a little long so these are reasons 1-3
1.) A “Safety” issue: for you and your family. Is it worth the risk? It could also, be a law suit that could happen. (This could become an issue for you and your family in the wrong situation, especially in this market.) Does your insurance cover something like this? Even if it were an Agent, It’s not a bad idea for a female agent to have a male mortgage person to accompany the open house held. There have been a few situations where real estate agents have been robbed, or worse.
2.) Buyer’s are uncomfortable when viewing the home, they cannot really express themselves while viewing with family & friends and agent, when they know the Sellers are listening. They want to be able to say what comes to mind at the time. They are exploring on what’s out there, on a hunt for that perfect home!
They don’t want to say anything due to they do not want to hurt the sellers feelings. The Selling And Buying process of a home is “emotional” & financial. It has been proven to be one of the most emotional processes for a person(s) to go through. It is in most cases the largest purchase of your lifetime. There is the human factor like it or not and one cannot separate themselves from this.
3.) Sellers are not able to give mortgage advise to a buyer, most buyers do not want to discuss their financial information with the seller anyway, for one reason its personal and the other is the seller would have the buyer over an advantage by giving them this information, in the leverage of the negotiating process.
Mortgage loans have changed so much over the years, even if your in this type of Business on a daily basis, you have to keep up. There are loans such as:
Conventional FHA VA Buy-downs (permanent or temporary) Arms
Jumbo loans 1st & 2nd loans fixed/30 20 or 40 year loan, etc. the list goes on…
A Buyer and a Seller needs a Professional to explain all the legal pros and cons of any type of loan, and which is best suited for them. The Buyer also, needs to have had a pre-qualified letter before they even start looking for a home so they know what amount they have qualified for. Then the next step is to obtain an approval-letter from the Lender. Then comes the loan commitment. Sellers do not have the mortgage options or knowledge to give to Buyers the information they need to make smart real estate decisions, their Professional Real Estate Agent will give them three (3) names & phone numbers of different lenders to check with.
According to the Truth & Lending Laws, you as the Buyer have the right to shop around and see what type of loan is best suited for you at the time. Only have one run your credit report as not to lower your credit score each time! You can give the other two this verbally. Then you decide which one you feel comfortable with and provides you with a good-faith estimate showing what the cost will be. Question the fees and ask they all be in detail to you what and why they are charged for?
This is WHY Buyer’s go through a Buyer’s Agent for their Real Estate needs as they are protected by doing this. The Seller always pays the commissions unless otherwise agreed upon. The Buyer’s only have to gain, by going through a professional real
Estate Agent to “represent them”. (The Sellers have to by law disclose anything they know about their property to the public.) The Professional Real Estate Agent is going to educate the Buyer’s so they will have the knowledge that is pertinent to the home buying process, and knows what to expect before it happens in the selling and buying of your home investments.
There is a series of questions you should be asking your real estate agent, before hiring them to sell or buy your home. One, such as how they intend on Marketing your home? (other than MLS, a given, if they are a member of the real estate board). In the case you are the Seller, you may want to ask: what other methods of the Internet exposure they intend to use, and how many and how often will these be updated on the Internet?
You also, will want to require the Listing Agent who is going to sell your home, to take professional pictures of your home and to send you via email a copy of the listing after it has been entered into the multiple listing service (MLS) on the Internet. I don’t know how many times I have seen a new listing on the MLS and due to the agent being lazy or what the reason is no picture at all let alone additional pictures, and they wonder why it did not sell, unless they were trying to hold it for someone they knew?
If they are going to market your home on a URL rather than putting the entire address on it, you may want to only use the name of the street or the subdivision, as these are more commonly known and you want to utilize the entire search engine optimization when using the Internet… (You could also, put it at the end of the URL vs. the beginning.) If they do not know your house is for sale they will not put in the number/address in the home search but, are more likely to enter it by street name or subdivision. See what I mean, the Search Engine Optimization is crucial.

This is a continuation of the previous post. Here are parts 4-5.
4.) When a home is for sale, most often other Real Estate Agents are the ones who bring You a Buyer to make an offer on a home. (As the listing agent has a “fiduciary” this means they are suppose to represent the seller even before their own behalf, or best interest of responsibility to the seller 1st, even though they can act as a dual in most cases they are representing the seller, remember this as you most likely get a better deal if you have your own representation as a Buyer.) They cannot cross the line, divulge information to sway either side.
You want to make smart decisions in the home buying process, especially if this is your first time buying a home, and you do not know what to expect. The Buyer’s Agent will be completing a home search on the MLS. This process is done in a very specific way, in entering the very specific criteria the buyer has requested.
The price-range is usually entered in increments of $25,000. /$100,000. So if a home is listed for say $383,500. They will miss the home search for $380,000. Or say in the case of $375,000. Which is better due to the structure of how the MLS works? If you are a buyer and you have been approved for a loan amount of say $375,000. You will miss any homes that are listed for sale in the price-range of $380,000. The Buyer’s have informed their agent of the (3) three MUST HAVES in their home! Others are wants!
5.) HOW do the “FSBO” come to their price? The “Price” and the “Condition” must be in Sync together, as you cannot have one without the other in this Market! If you need funds for your retirement, or need college funds for your child, or you just feel you need to make X number of dollars to replace your home with WHAT you want?
This has nothing to do with what your home is going to bring in price, sell for. The Market determined the price of your home, only the market, and what it is willing to bear in price. You, as the Seller may be controlling the price you and your agent decide to list it for. But, ultimately, the Buyer is the one who will determine the price as they are the one who is or is not willing to go to the bank/mortgage company and fund the home and willing to close on it.
A lot of home owners used up their home equity, bought a vehicle or other, well this is a subject matter we’ll discuss at a another time, if you like. Refinancing? Is it a good thing or bad thing, when using up the equity in your home? All these things have nothing to do with pricing your home!
The Market determines what the price is, what the market will bear.
The comparable market analysis (CMA) there is more than one way to do this process… (People shop for Value, just like anything else. We all want the most for our money, and get a good deal.) Buyer’s look for the most upgrades in a home, location, price & Condition. The home that is priced right and is in pristine condition is the one that will get the contract versus the one down the street. Again, the home that is priced right & condition, they have to be in sync! This Is the one the will attract the Buyer’s…? About the (CMA) comparable market analysis, you want to consider homes for sale currently Active, Pending and the Sold within the last six months in this constantly changing market.
You may also, want to check out the Withdrawn, Expired and Canceled listings this will show you, if they were not priced right and the market rejected them or the condition was just not their to match that price…
There are several factors to consider. If there are 28,000 homes for sale and only 900 buyers out there, there are more homes than there are buyers, due to the saturated market in a buyers market. This is why it is crucial for your home to be priced right and the condition before you ever enter it on the market! There is a direct “correlation” between days on the market and price! The longer your home is on the market most, often the price adjustment has to be made accordingly.People may even wonder if their is something wrong with your home. This is a different market now, than we’ve seen before.
If you have no showings or/& no contract offers in two weeks, most generally it is the price and could also, be the condition if you did not get them in Sync in the beginning. You only get one chance to make a first-impression! Most buyers do not want to have to come in and do anything, they want it move, in ready condition…and they don’t have to in this market!
Is your home dated, does it have The old wrought iron, or have you updated it with vinyl siding (maintenance free)
Buyers look at these type of things as replacement cost to them later.
Just like the weather there are different seasons which are better for selling your home. (Spring/Fall). However; a lot of people are becoming more nostalgic these days, and do not take for granted a home ownership in the times we live in. The present economy has taken its toll on all of us to some degree, with gas prices, etc… Usually, Buyer’s have already decided ahead of time they like something about the area of your Home to come and view it.
Weather you want to call it: Consultation, Staging, sell-ready, preview the home to give suggestions for the home seller before entering your home to sell? or not?, they All apply!
The question is how should I go about doing this? As it is an essential part of the marketing of selling a home! “Price & Condition”, have to be in sync…to get it sold in the least amount of time, for the best possible price and with the least inconvenience during the process. So, listen to your Professional Real Estate Agent in the beginning as she has done this before and knows what she is talking about, to save you hassles later on.
CMA’s finding the right price? Attempt to make all other variables equal =
Have to preview the competition. Location, size (sq ft), amenities, upgrades and yes Price & Condition… the first cannot be changed (location), second is hard to change
(Sq ft), the last two can and should be changed if a seller wants to sell in the least Amount of time for the most possible money and least inconvenience allowed.
Cleaning, paint, minor repairs so your home shows as one that has had regular Maintenance (same as you maintain your health) if you don’t its hard to get it back to its regular state. Prevention… (Preventive care) it makes sense.”Price & Condition” before you list your home for sale…A lot of it you can do yourself.
The Sellers house becomes, more appealing to the Buyer which is the main goal of Real Estate Agent and the Seller. You are adding more Value to your home.
A word of caution, if you list your home for sale. Make sure you have not priced it At the low end, where your home is the least appealing of a homes for sale, based on price and Condition and upgrades offered. An example, if buyers are looking for a home, say in the $400,000. Price-range and your home is listed for sale for $385,000.
Your home May be the least appealing due to sq ft, upgrades, value, etc. because it is at the bottom of the totem pole to speak. Compared to the other properties available and the price they will almost always choose the others over yours, because of what it has to offer based on what they are approved for, in amount and house for the Value.
The selling of your home is stressful and inconvenient and you have made this Choice, once it is on the market it becomes the buyers home and that is how You Want to think of it, how they would like it to appeal to them? That most definitely Includes paint colors on the walls. The sellers wishes is to entice the buyers to choose Their home over others in the viewing process. Sellers having the outside 1st and the inside In tip top condition, so that maybe they will even want to make an offer your home. If you need more time to get your home sell-ready, get busy! You do not want to kill the Hype that the agent has created before the home goes on the Internet! (then it becomes stale faster). This is the short term goal, of the Listing Agent & the Sellers in working together to obtain
The ultimate goal of Sold.
Getting a home ready to put it on the market —- from painting, cleaning as though it were a new home, organizing, de-clutter, remove unnecessary furniture from room to room or just removing it all together to make the rooms appear larger. Going back to the basics of when you first bought a home and you did not have much furniture.
Make all homes; equal except upgrades…wouldn’t that be a much easier process to Follow? The variables, weather it is minor repairs to major improvements. This procedure will most definitely affect the end result of How quickly a home will sell and For what price. $$ Of course, location and other factors do come into play as factors, the obvious. In an ever changing market such as the one we are experiencing Now, it may determine if it “Sells” at all.
Consulting, Staging, Previewing your home with simple suggestions: ones you must do and ones you think about? in getting your home in “seller—ready condition” 1st
Before you put it on the market to sell, FOR IT IS THE MARKET! That determines The Price & the Condition of your home! NOTHING ELSE!
It is a proven fact, that homes that were prepared for selling, or vacant staged homes SOLD faster and for more money, than the ones that did not. And in less time on the market. So before you say I don’t want to do anything; I just want to sell for this specific price. Make your business decisions with your mind/head not your heart/emotional. I can’t sell it for less than this.Be realistic in making your price decision, so you will get the price you deserve.
You may want to listen to your Real Estate Agent, the Professional who monitors the market constantly and is trying to educate you as the sellers or the buyers whichever, the case may be. Properties must be in Pristine Condition and Price correctly, now days or the Buyers will buy the home down the street that did these things to sell their home. That is why they call it a Buyer’s market, the market is saturated and they have a lot to choose from. It is a great time to buy! Sellers that are listening, are getting closer to the price they want. And they are saving a ton, due to its a Buyer’s Market, a great time to buy. Sellers making it up on the other end, when they buy.
Talk to your Professional Real Estate Agent, and go look at the other properties around your street that are for sale, Get inside and view them, pretend you’re the buyer and see which home you would Choose for the money? What upgrades the other homes has over yours. Be a smart Shopper before you sell your home, your real estate agent will be happy to show these Other homes for sale to you, if not Call me I will be happy to show you and list with you!
If you want your HOME SOLD in the least amount of time, and for the best possible Price you can get. Possibly reconsider. What do you think?

Part Two: When is The Best Time to Hire a Credit Repair Company?
The best time to hire a professional to do credit repair is at that exact moment when you realize you are spending more time and energy trying to repair your credit than you have energy and time available. I want to say first and foremost, everything a credit repair company does a consumer can do for themselves. That said, would you try to fix your own teeth or how about doing your own plumbing or electric work.
I do not perform surgery on myself when I need it. All this may sound silly, but the reality of the situation is your credit profile is one of the most important things you have. It is like your fingerprint. Everyone’s is totally individual. In society as we know it, your credit profile dictates where you live, what you drive and even where you work. Did you know more and more employers are checking credit profiles before making any hiring decisions. How would you like to loose out on a job because of a few mistakes on your credit profile.
It is the responsibility of each and every consumer to know and understand what is on their credit report. By that I mean whether you think you have the greatest credit score there is, is all the personal information correct? Is you address current. I spoke with a client today who had a number of late payments reporting and he told me it was not his fault. He said the Credit Card Company did not forward his mail. I asked him if he sent in a change of address to the CRA’s (Credit Reporting Agencies). Of course he did not think of that.
So when the credit card company could not find him, they sent the statement to the last known address. Has this happened to you? How about when you go into a store and open a credit card to get that very special discount?
Do you make sure your name is spelled correctly? There are so many things that can go wrong with your credit profile if you are not diligent in checking. So whether you have a great or mediocre score, check you profile at least twice a year. Remember it does not matter why something is reporting, just that it is. You can not dispute something you do not know about.
Credit Repair as we know it has gotten more and more difficult for the lay person due to the regulations involved. It would take much time, knowledge and persistence to understand all the laws and regulations. That is where a professional comes in. While there are no secrets to credit repair, there is a lot of information that the consumer either does not have or does not understand.

Make a safe and smart decision when it comes to Credit Repair.

I had a consumer email me a few weeks ago because they read my blog and had finally decided to buy a house. They wanted to buy a historic fixer upper. This is not my specialty or niche so what did I do? I referred them to a mortgage person who works with a lot contractors in that field and looked on the internet to find an agent they could work with who is knowledgeable in that niche.
I contacted three agents…….only one responded to my email and phone call. What was funny was that when I talked to the consumer they wanted to know who I had contacted so I gave them the three agents names…immediately they said that the one they hadn’t heard of (the one I recommended), but that the other two they had also contacted and never heard back from. Why on earth would someone do that? It takes a few minutes to call an agent or consumer back so there’s just no excuse for not returning a phone call.
The agent that called me back did a guest post on buying historical homes in St. Louis and that blog has had over 300 hits! Hopefully she has gotten some business from that and I know she’s getting referrals from calling people back and running her business the right way.
I also received an email from another agent asking me to take a referral, but the price the person wanted to pay for a house was very low……under $65,000 and the referral fee that agent wanted was ridiculous for what that person would be spending. I was the second agent that person had talked to because no one wanted a referral where the agent wanted an unreasonable referral fee. The consumer wanted to move before Christmas, but still hadn’t been referred to an agent because of the agents demand. Why would a consumer let an agent waste precious time like that??
When you are searching for a realtor make sure they know what they are doing in reference to what you are looking for. Do some research online so you have pertinent questions ready to ask the agent you are interviewing.
Agents don’t take on a referral that isn’t worth your time and effort. Know your worth and your specialty! If you want to deal with new homes only then become an expert in that area. Don’t spread yourself to thin or sell a client short because you don’t have any knowledge in the area they need.
Consumers be vigilant in finding someone who will work well with you! Don’t fall for style without substance!!

Now I know we can do better than 38 fellow Missourians!!! I have made a promise to myself to start walking whenever possible instead of driving. This is a great way to get more exercise and leave less of a carbon foot print. The other factors also considered in this are:
* rate of high school graduation
* violent crime rate
* percentage of children in poverty
* per capita public health funding
* access to primary care
* geographic disparity of mortality rates within the state
* premature death rate
* immunization coverage
* binge drinking
Now we have some great hospitals here! There are things on that list we need to make sure change for the better. As a state, as a city, as an area, as a community. And plenty of parks and places to walk, run, bike, roller blade, and anything else you can think of.
We have the wonderful St.Louis Zoo and Botanical Gardens to walk around in. I have heard a lot of people walk inside of malls in the winter time. What a great idea!! It mentioned on the list that the states with the most improvement over the past year are Arkansas, New Mexico, and Kentucky. I would love to see Missouri’s name under the most improved state next year!

Ever wonder what inspires a buyer to choose one home over another? The answer isn’t always clear, but one thing is for sure. Before a potential home buyer will even step foot inside, the home must exude some appeal from the curb in order to draw them in.
People generally have short attention spans and lack the initiative to look beyond what they see when viewing existing homes. So the home needs to deliver a positive impression from the moment that potential buyer drives up, and keep that feeling going for the entire tour.
This can be challenging in the winter months, when a home lacks the added appeal of a lush green lawn, leafy trees and colorful flowers in bloom. Never fear…when selling a home in the winter, there are several things you can do to help your home’s curb appeal prevail!
1 Adding a friendly wreath or swag on the front door can add that sense of “welcome home” that is visible from the curb.
2 Remove all personal trinkets and outdoor clutter, such as wind chimes, statuary and other yard ornamentation. This leaves the yard looking fresh and well-maintained, particularly in a market where today’s homes are competing with new construction, where yards are professionally landscaped and provide a clean slate for the new buyer.
3 Check the house numbers and replace them if they appear weathered. Nothing beats a shiny new set a numbers that are easy to read and can add elegance to any home.
4 Make sure leaves are removed and all dead grasses and summer plantings are clipped down neatly. No home buyer wants to be reminded of the maintenance that beautiful summer yard will require in the winter months.
5 Replace the mailbox with a new one. This is a low cost way to freshen up the look of the home from the outside and bring some added charm.
6 On a warm day, paint the front door so it really stands out.
7 Remove all seasonal décor immediately after the season ends. When buyers view a home where Christmas lights remain long after the holiday is over, it sends a message that the seller lacks the time to properly maintain the home.
8 Examine the home with a fresh set of eyes! After years of viewing our own home, it can be difficult to view the home objectively, as a critical buyer might. It is always a valuable idea to consult with a third party, such as a Professional Home Stager, to bring new ideas and recommend ways to add appeal and eliminate items that may be a distraction to the buyer.

People who buy in a Buyer’s Market are the smart ones. Not when people were buying like we were going to run out of homes, in 2005? Thinking they were going to get so high would not be able to afford later on? Well, hindsight and foresight, if only we all had that?
All can see now, that the market has fallen considerably. You, don’t have to be greedy, and still get a good deal! They can’t predict the end of the bottom to fall to see where it may end or how fast. They focus on what they can see and know to be true in the Now.
Buy in a Buyer’s Market, for Now is the time, when after this the prices will start to go back up, when the market changes without any warning. Once, prices start going back up, and then you will know the market is shifting again. Buy Now, for Now is the time, it doesn’t get any better than this…

People who try to attempt to forecast the bottom has dropped out. To predict the bottom in a buyer’s market is essentially undecided while wondering, has the market bottomed out yet? The smart buyer’s aren’t trying to predict the bottom end but, are trying to buy smart.
More often than not, they are asking themselves the question they already know, they have focused in the safe zone and the answer is yes! These are the real buyer’s in a buyer’s market…No one has perfect foresight, hindsight, insight and knows what the future will bring and WHEN.
Even, if you sell now, and then buy now. You will save thousands if you shop smart. Unfortunately, there are still going to be some short sales, foreclosures, sell quickly homes out their. These are the 2000 prices in homes now, in the 2008, and most likely after this is over, they will not be back for return…Over the years in the 1970’s they said if you want to buy a home, better buy now or you won’t be able to afford later on.
You could buy a nice ranch style home brick for around $22,000. That really was the best time to buy if you were in that position…But, the same thing is said in 1980’s, 1990’s.
However; when the 2005 homes had escalated to their highest ever. When buyer’s should have been afraid of paying too much, buyer’s were buying like they were afraid they were all going to be gone tomorrow…and now that they shouldn’t be afraid of paying too much they are?
When it is a Seller’s market is when prices are high!
The American dream had almost become unreachable. What has happened in the past?
History continues to repeat itself! Perfect timing, is it luck? Are you a risk taker, or do you play it safe, or just make smart real estate decisions by buying when you see the bottom end of a buyer’s market?

Second Annual Cash & Carry Boutique Warehouse Sale

St. Louis, MO – January 11th, 2009 – In just a few years our gateway city has evolved into thinking fashion forward. There will be an unlimited amount of women’s loungewear, handbags, shoes and accessories showcased.

Artsmart 2009 table decorations
Hi Everyone,
Hope you all had a wonderful holiday season!! Now that we
are past the festivities of December it is time to look
forward to an exciting spring. Just around the corner is
Artsmart 2009, The Best of Missouri Hands conference. Each
year the conference committee works very hard to bring you
an informative and fun filled event, and this year is no
exception. To achieve this goal, however, we need YOUR
help!!
Every year we rely on our imaginative and gifted members to
decorate the tables for our Saturday night banquet. This
year we need 20 table decorations donated. We are not
looking for an exquisite piece of art work, but rather a
fun, quirky and inexpensive item that reflects our theme of
“Where Art and Rivers Flow”. You don’t need to work with
your usual medium. “Step out of the Box” and have some fun
with it. After the banquet each decoration will become part
of our silent auction.
So get those creative juices flowing and help make this
year’s conference to be “The Best Ever”. Please send me an

ArtSmart 2009 Pre-Conference Workshop at Third Degree Glass Factory
This year, for the first time, we are extending the conference for
those who wish to get started on ArtSmart fun a day early. For $30,
we have set up a Fused Glass Workshop, to be held in the early
evening on March 12th, the Thursday before the Conference.
Participation in this workshop is entirely optional and is separate
from your ArtSmart registration.
Hi Don:
Thank you for making Third Degree part of your BOMH festivities for
the March conference. In planning the 2-hour activity for your
group, we wanted to provide an interesting glass experience while
tapping into your members’ artistic talents. Here’s the workshop we
propose:
Making A Fused Glass Panel, 2 hours, $30
This workshop covers the most popular form of kilnworking – the
fused panel. Using colorful shapes of glass and more, BOMH members
will create patterns and designs on panels of glass (approx. 4″ x
6″). The glass panels will be fused in our kiln. Members will
learn basic kiln forming techniques and glass cutting skills.
Depending on individual schedules and time permitted we’ll add
dimension to the panels by slumping them into a curved shape.

St Louis is very fortunate to have the Third Degree Glass Factory.
Founders Jim McKelvey and Doug Auer established Third Degree Glass
Factory in 2002 and are what I consider ‘urban pioneers’, taking
neighborhoods in decline and reversing course. Doing much of the
work themselves with assistance from aspiring glass artists, they
turned a dilapidated 1930s service station into a state-of-the-art
glass facility with over 8,000 sq. ft. of usable space. By
renovating the building and providing classes and events during day
and evening hours, Third Degree has become the anchor of the
neighborhood.

What has the Pamela Williamson Team been doing?
We have been training, reading books to help us shift in this market, looking at homes in the areas we cater to, answering hundreds of consumer questions, helping present and potential clients.
Most of the questions we have been receiving are very disturbing and we are sad to see that so many of you have had less than stellar experiences with people in the real estate business. The good news is that there are fabulous realtors in every state and what you can do as consumers is arm yourself with knowledge and know that there are agents, brokers, appraisers, and anyone else in the real estate business who are honest and will give it to you straight!
You must remember to be impressed with substance over flash every time! Ask the right questions and you will usually be able to tell what realtor is really looking out for your best interests. When you hire a realtor it is VERY important to be honest about your expectations and what is important to you so that you and your chosen realtor are on the same page and know what to expect from one another.
We know that most of you are hearing that now is not the time to buy and that there aren’t any buyers out there. That just isn’t true!! Before You Sign Your Contract!
Basic steps of Home Buying…
THIS IS NOT LEGAL INFORMATION OR A LEGAL DOCUMENT! I AM A REALTOR…I AM NEITHER A CARPENTER, A BUILDING INSPECTOR, OR A LOAN OFFICER.
1.) Before you go to view property you MUST contact a LOAN OFFICER and obtain the following information:
A. What type of loan do you qualify for?
B. How much money do you qualify for?
C. Request a signed Pre-Approval Letter to be sent to you on the Lender’s Letterhead. Bring me a copy or fax it to me. Fax#:314.677.6489/Alr:677.6001.

D. Your Pre-approval Letter is required to present a contract!
E. Request a Good Faith Estimate. One copy for you and send/bring one to me. (From your choice of Lender)…The Truth & Lending Law allows you to shop around and get the best interest rate & type of loan best for you. Only allow one to run a credit report, other two give verbally or photo-copy, you do not want to lower your credit score from this.
F. Ask what your down payment will be? (if applicable; depending on type of loan)
G. Ask what your closing-costs, pre-paids, points, etc. will be? (Any additional fees and what they are for?) These figures should not change if they know their job.
H. What is the lenders interest rate? Terms available? How long is loan 10-15-20-30-40 year loan? Make sure there is no pre-payment penalty. (Make two payments a year and pay off your loan early (10 yrs.).
I. What type of loan do you have and explain it to you thoroughly so you understand the legal document you are agreeing to before you sign.
J. What are your monthly payments going to be? (Do they include taxes and insurance?) Your taxes and insurance amounts will go up; your house payment should not unless you have a different type of loan…
2.) You need to sign & date a Buyer’s Agency with me before you look at property.
Your Buyer’s Agency is required to present a contract. This document gives me the legal right to represent you and to write legal documents in your behalf. This is agreement of loyalty to one another. I give you 100%, honest and upfront with you and I expect the same in return. I am here to protect you. I have a “fiduciary” responsibility to you as your real estate consultant/agent and I represent you only and put you before myself and anything else!
3.) Upon selecting your HOME:
A. A Contract is written and is given as an offer to buy/purchase a home from the seller.
B. Buyer provides EARNEST MONEY in the form of a check. (It will not be deposited until you have an ACCEPTED Contract.)
C. Supply Buyer’s Agency and Pre-Approval with Contract!
4.) Once you have an ACCEPTED OFFER:
A. Apply for a loan with your Lender as soon as possible according to the TIME FRAME on your Contract, you will probably have to give the loan officer a check for the appraisal (or ask them if included in your loan) at the time. (Approximate cost: $325.00 and up). Ask…
B. Choose a Title Company! (I/your agent can refer three names if you like). By law you choose!
C. Select an Insurance Agency. You must be certain that you have the ability
To attain Homeowner’s Insurance within a 10 days after an accepted contract! You must have a paid receipt for a Full Year given to your Lender/Loan Officer (1) one week prior to Closing!
D. THE PRICE DOES NOT CHANGE ONCE YOU HAVE AN OFFER!!!
(Unless you ask the seller to pay closing-cost, pre-paids, etc.) You can do
This in the contract offer ahead of time.
E. Arrange for a BUILDING and Termite-Inspection…(Most Lender/Banks
DO NOT require a Building-Inspection (this is for your protection; not mandatory but; highly recommended!), BUT most DO require a Termite-
Inspection). The Building-Inspection must be performed and results turned into the Listing Realtor within 10 days (unless stated in contract otherwise a different #) of acceptance of contract!!!… (The Building-Inspection is for you and your protection so you know what defects or flaws the house has. No perfect home, not even a new home. Manufactures defects, etc..
F. BUYER is required to pay for INSPECTIONS when they are performed!
Inspections are the benefit of the buyer and buyer should be present when performed!
G. Inspections DO NOT affect the price agreed upon on the contract!
Neither party is required to fix &/or repair anything unless agreed upon by both parties the seller(s) and the buyer(s).
H. When we receive the Inspection results, I will schedule a meeting with
You. We’ll go over the results. You will decide what, if anything, that needs to be resolved. (Things you can live with or/& things you want to request to have repaired or corrected.). A request form will be filled out and sent to the Listing Agent. This negotiating process for BOTH parties to resolve. (Time frames are 10 days and 10 days).
I. If you are dissatisfied with the Building-Inspection, you may retrieve
You’re EARNEST MONEY, as long as you have done everything the contract requires. (I am unable to guarantee the return of the earnest money).
5.) Once you have resolved the Building-Inspection, you will be waiting for
The Loan-Commitment from your Lender. Whatever your Lender ask from you, Please reply/respond as quickly as possible!!! *Most Important to adhere to…Thanks.
6. NEXT, I’ll need to schedule a Closing Time with the Title Company of your
Choice. It needs to be no later than before 2:30 p.m. so funds can exchange.
7. You will need to arrange to turn all utilities on in your name for the day of
Closing! (If selling turn off old residence)
8. You are allowed a Final-Walk-Through 2-3 days prior to Closing…!
I generally receive a final HUD statement from the Title Company and go
Over it prior to closing, to check make sure no hidden fees or new feeds not aware of, we will all go over the day of Closing! Ask questions…A final Credit-
Check is run just before Closing. Do Not buy anything till Lender says as you will change your debt ratio, and could keep you from getting your home!
9. “THEREFORE”, DO NOT BUY ANYTHING ON CREDIT during the home-
Buying process before or after until you check with your Lender! It could change your debt ratio figures and it is very important you do not!!! Therefore, I will schedule your Closing after 9:00a.m. – And before 2:30 p.m., if possible. (DO NOT buy anything on credit!)
10. You will be CREDITED back you’re EARNEST MONEY at Closing…
11. Bring the following to Closing:
A. Cashier’s Check made out to the Title Company in the amount on the HUD – statement. (Call the Title Company the day before to verify).
B. Checkbook in case of error.
C. Driver’s License for EACH party on the deed!
D. You’re original PAID Insurance Receipt!!!!!!(For full year).
E. Closing generally takes about 1-2 hours. (Unless end of month)?
12. UPFRONT (Pre-paid) cost may include:
A. Earnest Money
B. Building-Inspection
C. Termite-Inspection (ask lender if included in loan since required)
D. Appraisal Fee
E. One full-year paid Home Owner’s Insurance receipt one week prior to Closing!
F. Survey Fee… (Check with lender sees if included in loan)?
NOTE: B, C, D, and F are NON-REFUNDABLE, should the contract for
Whatever, reason NOT close?
13. Generally your down payment and closing costs are paid at Closing!
FINAL NOTE: There is NO 72 hour Kick-Out! “Change Your Mind” clause! In
Real Estate… Once you have signed you are committed to this contract.
OUR GUARANTEES!:
1. There is No perfect home!
2. The Building-Inspector may miss something in the Building-Inspection.
3. You will probably have to repair something on your HOME from the day you move in to the day you move out! (Honey-dos!)
4. DO NOT INCUR ANY ADDITIONAL “DEBT” AND PAY

Why do agents switch companies and why do so many open their own real estate business?
Hi Thomas. Agents switch companies for a multitude of reasons. The most common reasons are: not getting any support from their broker, not having the same values as the company who represents them, not having a proper system in place to best serve their clients. Agents switch companies to find the right fit for them just like anyone else. A lot of them will open their own if they can’t find a suitable company to hang their hat at. What you have to remember is that agents are not employees of a broker, but rather work in conjunction with them. Agents should look at themselves as business owners and should do whatever is necessary to build their business and run it with integrity. It can take time for an agent to find a good fit.

I am an agent who just switched companies again and I now realize this is not the place for me. What do I do?? I see that you have been at more than one company and just wondered what I should do. This is now my 5th company and I don’t want to have to switch again, but have a problem with how things are run at this company. I jumped out of one fire and into another. It seems every company has horrible people to deal with.
Hi Janice. I am sorry that you are having a hard time finding a good company. It can be very disheartening and we actually hear this a lot so chin up. Have you tried going to that broker and telling them your issues and what you need? I would first give that a shot if you haven’t already and if their responses then tell you that you need to leave then maybe that’s what you should do. Look online and find all the real estate companies in this area….go talk to at least 3 of them. Tell them what you need to grow your business and ask if they can deliver that. Or you could always contemplate opening your own company. If you cannot communicate with your broker openly than it can hurt your business. Its very important to have that.
